Cumming is the county seat of Forsyth, one of the fastest-growing counties in the country for most of the last three decades. That growth is written into the housing stock: comparatively little here is older than the 1990s, and a great deal of it is newer than that.
New does not mean nothing needs doing. It means the work is different. A house from 2001 has original everything — kitchen, baths, water heater, flooring, and an HVAC system on its second decade — and all of it comes due within a few years of each other. There is rarely a surprise behind the wall; there is a long list, and the useful conversation is about what order to do it in.
The other thing that shapes work here is Lake Lanier. Houses on and near the water get more use out of their outdoor space than anywhere else we work, and they punish anything built casually — a deck that holds moisture against the house, a screened porch retrofitted onto a structure that was not designed for it, a stain that was never going to survive a summer facing south over water.
And the permitting genuinely matters. A remodel here is inspected by Forsyth County, not by Fulton, and the offices run on their own schedules and their own submission requirements. It is not difficult, but it is one more thing between you and a finished room — so we do it.

Not all at once. But a house from the early 2000s has original cabinets, counters, flooring and fixtures all reaching the same age, and doing them one at a time over five years usually costs more than doing the connected ones together. We will tell you which of those are worth combining.
