How we work
Almost every deck that fails, fails at that joint. We check how the ledger is fastened, whether it was flashed, and what the band board behind it looks like — because a deck attached with nails and no flashing is holding water against the frame of your house. If that is what we find, it is the first thing in your quote and it is not optional.
Sound framing with tired boards is a resurface: new decking and rail on a structure that is fine. Failing posts, undersized joists or a structure that was never permitted is a rebuild, and pretending otherwise just puts new boards on a problem. You see what is underneath, and the structure decides — not the quote.

It is also a structure with footings, loads and a permit, tied into a roof that already exists — so it is designed and inspected rather than assembled. Screening, lighting and a fan are decided at that stage, not retrofitted later.
