Milton became a city in 2006, the same year as Johns Creek, but it kept a character neither of its neighbours has: large lots, low density, horse fencing, and a north end around Birmingham that still reads as countryside rather than suburb.
That produces two quite different jobs under one postcode. There are genuinely older farm properties and converted outbuildings, where the framing is irregular, nothing is square, and the right approach is the one an older house asks for. And there are the estate homes built from the 1990s onwards — large, well-built, and now arriving at the age where the original kitchen, baths and finishes all want replacing at once.
Crabapple is a third thing again: newer, denser, townhomes and smaller lots, where the work is closer to what we do in Alpharetta than to what we do a mile north.
The mistake worth avoiding is the one exterior contractors make here constantly — pricing a Milton house on square footage. These properties have more elevations, more trim, more fence and often a barn or garage that was quietly assumed to be included by one side and not the other.
