Tile is strong in compression and brittle in bending. It does not mind being stood on; it minds being flexed. So a tiled floor is only ever as good as how little the surface under it moves, and the whole craft of a floor that lasts thirty years is in the layers you never see.
Read the pattern of the cracks
- A crack running in a straight line across several tiles. The substrate moved along that line. On a wood-framed floor it usually follows a joist or a seam in the subfloor panels; on a slab it is a crack in the concrete telegraphing up. Replacing the cracked tiles alone re-creates the same crack.
- One cracked tile, on its own, with no line. Usually a void — a spot where the mortar did not make full contact, so the tile is bridging air. Something heavy landed on it, or someone stood on the wrong square inch. This one genuinely is a single-tile repair.
- Grout failing repeatedly in the same joint. Movement, concentrated. It is very often at a doorway, at a change of direction, or where the floor meets a wall or a tub — places that need a flexible joint rather than hard grout, and frequently did not get one.
- Hollow sound when you tap across the floor. Tap a few tiles with a coin. A dull ring is bonded; a hollow sound is not. Widespread hollow areas mean the bond has broken and the floor is on borrowed time regardless of how it looks.
Deflection, in plain terms
Stand in the middle of the bathroom floor and rock your weight from heel to toe near the vanity. If you can feel the floor give, or the vanity doors move slightly in their frames, the floor is deflecting. Wood floors are designed to flex — that is what makes them safe to walk on — but tile is not, and there is a much tighter limit for a tiled floor than for a carpeted one.
In an older house, or a bathroom that was added over a span that was never designed for stone, the fix is structural before it is decorative: sistering or adding blocking below where that is reachable, or adding a proper underlayment above where it is not. Skipping that and simply re-tiling is the most common reason a homeowner is looking at a second crack in the same room.
The layer most failures come down to
The other frequent finding is what the tile was set on. Tile in a wet room belongs on a cement backer board or an uncoupling membrane over a sound subfloor — a layer whose job is to break the connection between small substrate movement and the rigid tile above. Tile set straight onto plywood, or onto ordinary drywall in a shower, is a floor or a wall with an expiry date, and it is still found regularly in bathrooms remodeled in the eighties and nineties.
In a shower the same logic applies to water rather than movement. What keeps a shower dry is the waterproofing behind the tile, not the grout in front of it — grout is not waterproof and was never meant to be. A shower that has been leaking quietly into the wall for years usually announces itself as loose tile at the bottom corner, and by then the repair is a rebuild.
What an honest repair looks like
If it is a single tile over a void, it is a single tile. If it is a line, the floor comes up along that line at minimum, the cause is identified, and the substrate is corrected before anything is re-set — and the honest quote says which of those it is after somebody has actually pulled a tile and looked, rather than before. Anyone who can price a cracked tile floor over the phone is pricing tile, not the problem.
The short answer
Cracks in a line mean movement below, grout that keeps failing in one joint means movement concentrated there, and a floor that feels springy will crack whatever is put on it. Tap a few tiles and rock your weight near the vanity before you replace anything — those two tests will tell you more than the tile ever will.
